Dating from 1873, the property was originally built as the carriage house and stables for Glen of Rothes House, it is now a luxurious private-use castle.

The building is category B-listed and was converted into four separate dwellings with the principle house (Brylach) occupied by the present owners together with three additional cottages: The Hayloft, The Coachman’s and The Bothy.

Brylach has six reception rooms and nine bedrooms and is an ideal home for extended family and visiting guests.

The sale is happening through property consultants Galbraith.

Rod Christie, a partner with Galbraith, said: “Brylach is an exceptional property that combines a wonderful family home with a successful holiday lets business.

“Sitting between the Moray Firth and Speyside, Brylach is magnificently placed to access all that Moray and the surrounding region has to offer.

“It includes a charming and characterful family home, Brylach House, with three holiday lets, which together form a very attractive enclosed courtyard that was originally built as stabling for the Glen of Rothes House nearby.

“This sale presents a fantastic lifestyle opportunity for those looking for their rural idyl in a truly spectacular location in the Scottish Highlands, whilst being able to continue operating the holiday let business.”

The cottages have operated very successfully as a holiday lets business over the past three years.

The properties are each in very good condition, having been recently redecorated and upgraded and lend themselves well for use either as short term holiday lets or longer term residential lets, allowing a profitable business to be continued.

Brylach House has accommodation including a hall, sun room, sitting/dining room, pantry, kitchen, lounge (off kitchen), cloakroom, bathroom, shower room, three bedrooms, and study/4th bedroom.

In addition, there are several other rooms including the clock tower and loft space that could be developed as additional accommodation either on their own or perhaps incorporated into one of the cottages (subject to planning permission).

The rental properties have between one and two bedrooms each and are very well presented with attractive, light and bright interiors.

Heating for all the properties is provided by a communal wood pellet biomass boiler although each property is individually metered and billed accordingly. A small annual income has been generated through the Renewable Heat Incentive.

Surrounding Brylach Steading are about two acres of beautiful mature woodland. The main house has its own private and very pretty garden, which includes a patio and lawned area. The property extends to about 1.90 acres (0.77 hectares) in all.
